How much does hoarder cleaning cost?

Hoarder cleaning costs around £300 for a cluttered two-bedroom home in Derby, charged at £25 an hour with two cleaners working together across roughly two visits. A lightly cluttered one-bed can be done for £150 to £250, and a heavily cluttered four-bed runs £500 to £700. The initial walk-through is free.

Property and clutter levelTypical visitsTypical total
1-bed flat, light to moderate clutter1 visit£150 to £250
2-bed home, moderate clutter1 to 2 visits£250 to £300
2-bed home, heavy clutter2 visits£300 to £400
3-bed house, heavy clutter2 to 3 visits£400 to £550
4-bed house, heavy clutter3 visits£500 to £700

All figures are the £25 hourly rate multiplied by the hours, with products and equipment included. Sorting alongside the cleaning adds time; a property that has already been cleared costs considerably less. Waste removal by a separate van contractor is quoted on its own.

How long does it take to clean a hoarder's house?

A cluttered two-bed usually takes two visits of five to six hours each, spread over one to two weeks. Doing it in a single day is rarely the right call: sorting decisions are tiring, and rushing them is how things get thrown out that shouldn't be.

  1. 1. Free walk-through30 to 45 minutes

A quiet look round with you or whoever is arranging the work. No camera, no checklist read aloud. We agree room order, what's being kept, and who handles disposal, then send a written quote.

  2. 2. Visit one — clear and bag5 to 6 hours

Rubbish, recycling and food waste bagged and stacked ready for collection, once you've confirmed what's going. We usually start with one room so you can see the result before committing to the rest.

  3. 3. Visit two — kitchen and bathroom reset5 to 6 hours

The rooms that most affect whether the property is liveable: fridge, oven, worktops, sink, toilet, bath and floors stripped back and deep cleaned.

  4. 4. Further visits — room by room5 to 6 hours each

Bedrooms, living room, hallway and storage, in whatever order suits. Booked as far apart as you want them.

  5. 5. Final clean3 to 4 hours

Once the property is clear, a full deep clean top to bottom: walls, doors, skirting, windows inside, carpets and hard floors.

Who usually arranges a hoarder clean

About half of these jobs are booked by somebody other than the person living in the property. That is normal, and we are set up for it.

  • Adult children and family

Most common by a distance, often after a fall, a hospital stay, or a parent agreeing to accept help. We can send photos and updates after each visit and keep the resident as involved or as removed as they want.

  • Social workers and adult services

Where a property has been flagged as a safety or tenancy risk. We can work to a phased plan and invoice the arranging body directly.

  • Solicitors and executors

Clearance and cleaning of a property after a bereavement, before it is sold or handed back. Estimates can be split by phase for probate budgeting.

  • Landlords and letting agents

A property left heavily cluttered at the end of a tenancy. We quote the clean and flag anything that needs a specialist before we start.

How we approach the first visit

We always start with a quiet, unhurried walk-through with you, the family member, or the social worker arranging the work. No camera. No checklist read out loud. We just listen, and look at what we'd be working with.

From there we agree a plan: which rooms first, what's being kept, what's going, who handles disposal, and over how many visits. There's no minimum, no pressure to do everything at once, and we're happy to come back across multiple days or weeks.

What we do and don't do

We're cleaners, not removal contractors or biohazard specialists, so we want to be clear what's in scope and what isn't.

  • We do

Sort, bag and bin clear rubbish, recycling and food waste once you've confirmed what's going. Strip and deep clean kitchens, bathrooms and floors. Clean fridges, ovens and microwaves. Wash down walls, doors and skirting where needed.

  • We don't

Take items to the tip ourselves (we'll bag them ready for collection or arrange a separate van quote). Touch sentimental items, paperwork or photos without your say-so. Handle properties with major biohazard risk (heavy soiling, sharps, infestation) — those need a specialist firm, and we'll point you to one if needed.

Working with families and professionals

About half of these jobs are organised by adult children, a sibling, or a friend rather than the person living in the property. We're used to that. We can liaise directly with whoever is point of contact, send updates and photos after each visit, and keep the homeowner as involved or as removed from the process as they want to be.

We also work with social workers, council adult services and local solicitors arranging clearance after a bereavement. Invoices can go to whoever is paying, and we can split estimates by phase if helpful for budgeting.

What it costs

Charged at our standard £25 per hour, usually with two cleaners working together so the property progresses faster. A typical cluttered 2-bed home comes to around £300 across two visits, depending on how much sorting we're doing alongside the cleaning. We always quote in writing before the first cleaning visit, and there's no charge for the initial walk-through.
