Why this is one of the most common deposit issues
Of all the cleaning-related deductions Derby tenants ask us about, bathroom and bedroom mould is near the top of the list. It is partly a Derby housing stock issue — older terraces, internal bathrooms with no windows, single-glazed bedrooms — and partly because most people do not realise how seriously inventory clerks treat it.
A few black spots on bathroom silicone or a patch on a bedroom corner can result in deductions of £80 to £200 on top of the cleaning charge if not dealt with before checkout. The good news is that most of it is treatable, and most clerks will accept the property if it has been visibly cleaned.
If you have had a checkout report flagging mould and want to challenge or pre-empt the deduction, a professional clean with a written report (which we provide) is one of the strongest pieces of evidence you can submit.
What we can do, fast
- Bathroom silicone and grout
Surface mould is treated with professional anti-mould product, scrubbed in, then rinsed. Most spots lift completely. Deeply embedded mould may improve significantly without going back to white.
- Bedroom corner and ceiling mould
Treated carefully on painted surfaces. The visible mould comes off; if the paint underneath is damaged, that is a separate decorating job.
- Window frames and sills
Mould in the seals and along sills is one of the easier areas to restore. Done as standard with our end of tenancy clean.
- Written cleaning report
We provide a full written report and photos of every room before and after — exactly the kind of evidence useful for deposit disputes.
When the mould is not your fault
If a property has rising damp, penetrating damp, no extractor in the bathroom, or single-glazed windows in a north-facing bedroom, mould will grow regardless of how the tenant lives. In a deposit dispute, this is a defensible position — and our written report often notes the structural factors we observed.
We will not lie about cause, but we will accurately describe what we cleaned and what conditions we found. That alone has helped tenants challenge unfair deductions through the deposit scheme.
