There is no single national price for end of tenancy cleaning, which is why quotes vary so much. The two things that actually decide the cost are the number of rooms and the condition the property is left in. Everything else is marketing.
We work at £25 per hour with products, equipment and travel included. A studio flat in reasonable condition is usually 3 hours. A four-bed house that has been a student let can be 10. The table shows the honest middle for each size.

Common extras
- Carpet shampooing
Add £50 to £75 for a three-bed house. Only needed if the inventory or tenancy agreement specifically requires professional carpet cleaning.
- Heavy oven build-up
Adds 30 to 60 minutes (£12 to £25) where the oven has not been cleaned for years. We flag it before we start.
- Mould treatment on sealant and grout
Adds 30 to 45 minutes per bathroom. Treatable in most cases, though badly perished sealant needs replacing rather than cleaning.
- Furnished property
Add roughly an hour. Furniture has to be moved, cleaned around and put back.
Why hourly beats a fixed price for most tenants
Fixed-price end of tenancy quotes have to assume the worst, because the company has not seen the property. That means the quote carries a padding for a mess that may not exist, and you pay for it either way.
An hourly rate means a property in good condition costs less. If your flat is genuinely tidy and you have kept on top of the oven, a one-bed can come in at three hours rather than four. That saving goes to you rather than into someone's risk margin.

Kitchen including oven, hob, extractor, inside and outside of all cupboards, fridge and freezer where empty. Bathrooms descaled throughout including tiles, sealant, shower screen, toilet and extractor. All bedrooms and living spaces dusted top to bottom, skirting boards, switches, sockets, internal windows and frames, and all floors vacuumed and mopped.

When to book
Book for after the furniture is out and before the check-out appointment, ideally with a day of slack in between. Cleaning around a half-packed property costs more and gives a worse result.
