Linen hire and laundry for Airbnb and holiday let hosts
If you host guests, you already know the bed linen is the part of a changeover that eats the day. Sheets to strip, a machine that runs for hours, towels that will not dry, and a set of spares that is never quite enough when two bookings land back to back.
Sarah and the team take that off your hands. We supply bed linen and towels to Airbnb and holiday let hosts in Derby, wash them ourselves, bring a freshly laundered and folded pack to the property and take the used set away. We change the beds too, so the property is ready when your guests walk in. You do not need to own a cupboard of spare sets, and you do not need a laundry basket in the boot of your car.
Linen hire is booked together with a turnover clean, or as a changeover drop on its own. It is also useful beyond holiday lets. We wash and change linen for households, and ironing is available when you want the pillowcases and sheets pressed.
Travel inside Derby is included, and we are available seven days a week from 9am to 9pm. Not sure we cover your street? Check the areas page.

How our linen service works
1. Tell us about the property
Ring 07491 874921, or WhatsApp us the address, the beds and how many guests each one sleeps. We work out the packs and confirm a fixed price before anything is booked.
2. Pick your changeover times
Tell us when guests leave and when the next ones arrive. We book around those times, any day of the week between 9am and 9pm.
3. Clean linen arrives
We bring each pack freshly laundered and folded. Bed linen and towels are washed hot enough to sanitise, typically 60°C, then dried and folded before they reach you.
4. Beds made, used set taken away
We change the beds, lay out the towels and take the used set away with us. If you have booked a turnover clean, this happens as part of the same visit.
Linen service for serviced accommodation, HMOs and households
Serviced accommodation managers use the same packs, so every unit gets the same linen and towels at each turnover without you running a laundry of your own.
HMO landlords often want rooms ready for the next tenant. Hired linen and towels can be part of that, alongside a clean between tenants. Our guide to HMO and end of tenancy cleaning explains how the two differ, and the HMO cleaning glossary entry covers the basics.
Households can use us too. We wash and change linen, wash your own bed sets and towels, and iron them if you want. It suits busy families and anyone who would rather not wrestle a duvet cover onto the washing line.

Is it worth hiring linen for an Airbnb or holiday let?
For most hosts, yes. A double bed pack is £15 to £18 per changeover and it comes with the towels. Compare that with the time you spend stripping the bed, running the machine, drying bulky duvet covers and folding everything again, plus the cost of buying enough spare sets to cover your busiest weekends.
It matters most when bookings sit close together, because you are not waiting on a tumble dryer or storing spare linen at the property. Our guide to Airbnb versus long-term rental cleaning shows why a short-let needs a different routine.
If you let a room only now and then, washing your own linen with us at £8 to £12 per bed set may suit you better than hiring. We will say which works out cheaper for your property when we quote.
Timings, towels and what to tell us
Changeovers fit your guests' check-out and check-in times, including same-day turnarounds between back-to-back bookings. Send us your dates as early as you can and we plan each changeover, with fresh linen ready, from there.
Each pack has one bath towel and one hand towel for every guest the bed sleeps. If your guests need more, add extra towel sets at £4 to £5, and tea towels or bath mats at £1 to £2 each.
Hired linen is for use at the property and is taken away after each stay. If you would rather keep your own sets, we wash them instead.
Book linen hire with a turnover clean
The easiest setup is linen hire and a turnover clean in the same visit. We clean, change the beds and set out the towels in one go. For homes, a regular clean can include changing the beds, and ironing can be added for sheets and pillowcases. A mattress clean freshens the bed itself, and if a property needs a reset first, a deep clean is the place to start. Have a look at some recent jobs to see the kind of work we do.
Every job is covered by our 100% satisfaction guarantee. Tell us within 48 hours if you are not happy and we come back to put it right.
Common questions about linen hire and laundry
How much does a linen and laundry service cost in Derby?
A linen hire pack is £12 to £15 for a single bed, £15 to £18 for a double and £18 to £22 for a king or super king, per changeover. If you have your own linen, we wash, dry and fold it for £8 to £12 per bed set, and ironing is £25 an hour. Travel inside Derby is included, and you get a fixed quote before we start.
What is in a linen hire pack?
Each pack has a duvet cover, a fitted sheet, pillowcases, one bath towel and one hand towel for each guest the bed sleeps. It arrives freshly laundered and folded, we make the bed, and we take the used set away. Extra towel sets are £4 to £5, and tea towels and bath mats are £1 to £2 each.
Can I hire linen for my Airbnb without booking a clean?
Yes. Linen hire can be booked together with a turnover clean, or as a changeover drop on its own if you or someone else already cleans the property. Tell us the address, the beds and the number of guests and we give you a fixed price. If you want the cleaning as well, see our Airbnb cleaning page.
How is the linen and towels washed?
Bed linen and towels are washed hot enough to sanitise, typically 60°C. They are dried and folded before they come to your property, so guests arrive to a made bed and fresh towels.
Can you wash my own bed linen and towels?
Yes. Washing, drying and folding your own linen is £8 to £12 per bed set. If you would like it ironed as well, ironing is £25 an hour. Tell us how many beds you have when you book and we confirm the price before we start.
How does it fit around guest check-out and check-in?
Linen hire and changeovers are booked around your guests' check-out and check-in times, so tell us your times when you book. We are available seven days a week from 9am to 9pm, which suits properties with weekend and evening turnovers.
Do you change beds as part of a regular clean?
Yes. Changing the beds during a turnover or regular clean has no separate charge, because it is part of the cleaning time at £25 an hour. The same applies for households: we can wash and change linen for you on a regular visit. If you are not happy with anything, tell us within 48 hours and we come back to put it right.
