Larger properties, very dirty ones or homes that need carpet shampooing on top take longer and cost more, but we always quote honestly before we start.

Common extras

  • Carpet shampooing

    If the inventory specifies professional carpet cleaning, add 2 to 3 hours (£50 to £75) for a three-bed house. Quoted separately.

  • Heavy oven build-up

    An oven that hasn't been cleaned in years can add 30 to 60 minutes on top of the standard estimate. We tell you when we see it, before we start.

  • External windows

    Not normally part of an end of tenancy clean and not usually required by the inventory. If you want them done, we can quote separately.

  • Same-day or out-of-hours

    Standard slots are 9am to 5pm Monday to Sunday. Out-of-hours work is sometimes possible at the same hourly rate, subject to availability.

What if my house is in worse condition?

If the property has been a student let, lived in by smokers, or hasn't had a deep clean in years, expect the time to push to the upper end of the range or above. We do an honest assessment over the phone or by photo and tell you what to expect, rather than starting the clean and adding time on the day.

The most common reasons a three-bed runs over the standard estimate: oven so badly built up it needs full strip-down, very heavy bathroom limescale, mould on sealant that needs treatment, dirty carpets that need shampooing on top of vacuuming.

What's the difference between this and a deep clean?

An end of tenancy clean is done in an empty property to inventory standard. A deep clean is done in a furnished, lived-in home as a reset, usually once or twice a year. Scope is broadly similar but a deep clean takes a bit less time because the property is normally cleaner to start with. A three-bed deep clean is usually 5 to 7 hours, working out at £125 to £175.
