The total depends on house size and condition, but the per-person cost is usually £25 to £40 once you split it across housemates. That's almost always less than the deposit one tenant would lose to a failed cleaning inspection.
The breakdown below covers the three most common student house sizes in Derby: 3-bed in Normanton or Allestree, 4-bed in the city centre, and a 5 or 6-bed HMO around the university.
Cost by student house size
Per-housemate figures assume one shared invoice paid before the clean. We can also take separate payments from each housemate.
Common extras
- Heavy kitchen condition
Student kitchens often need extra time on the oven, hob and extractor. We add this to the estimate honestly when we quote.
- Carpet shampooing
Many student lets specify professional carpets. Add £15 to £25 per room. We can quote this with the main clean.
- Mattress and sofa cleaning
Specialist treatment for stained mattresses and sofas, useful in HMOs. Quoted separately if needed.
- Bin and recycling clearance
We don't remove bagged rubbish as part of the clean. Most letting agents arrange a separate collection.
Why splitting between housemates makes sense
If even one housemate's deposit is short by £100 because of cleaning, that's already more than the per-person share of a professional clean for the whole house. In our experience, more cleaning disputes between housemates and landlords happen at the end of student tenancies than any other type of let.
We can take a single payment from the lead tenant and provide a paid invoice that can be claimed back from the deposit, or take separate card payments from each housemate before we clean. Either way, the work and the report are the same.
What we cover in a student house clean
Same scope as any end of tenancy clean: oven and kitchen, bathroom descale, every bedroom, all communal areas. We pay extra attention to the spots student houses commonly fail on: oven and extractor, fridge and freezer (often left full), bathroom mould on sealant, and the inside of bedroom wardrobes.
After the clean we email a written report with photos. This goes a long way in any deposit dispute and is accepted as evidence by all major deposit schemes.
