The student house problem
Student houses have a cleaning dynamic that is different from other rentals. You have got multiple people sharing a property, often for the first time living away from home, with different standards of tidiness. Common areas like the kitchen and bathroom get used by everyone but cleaned by, well, not everyone equally.
By the end of a tenancy, the oven has had a year of cooking from four or five people. The fridge has seen things no fridge should see. The shower sealant has mould that nobody dealt with because everyone assumed someone else would. The carpet in the hallway has had a full academic year of shoes, spilled drinks, and general traffic.
None of this is unusual and none of it is necessarily anyone's fault. It is just what happens when a group of students shares a house. But when move-out day comes, the letting agent turns up with a clipboard and a checklist, and suddenly it all matters.
Why the DIY clean usually does not work
Every year, we get calls from students who tried to do the clean themselves and then failed the checkout inspection. The pattern is predictable:
- •Everyone agrees to do their own room, but nobody takes responsibility for the kitchen, bathroom, or communal areas.
- •People move out on different days. The person who leaves first does their room, but the hallway and shared spaces are left for whoever moves out last.
- •The cleaning itself is not thorough enough. Wiping surfaces and hoovering is not the same as cleaning inside the oven, descaling the shower, and getting behind the toilet.
- •People run out of time. Packing takes longer than expected, the van arrives, and suddenly the clean is rushed or abandoned.
- •Exam stress, dissertations, and end-of-year socialising mean cleaning is the last priority until it is too late.
The result is deposit deductions that often cost more than hiring a professional cleaner would have. And when there is a shared deposit, it creates arguments about who should pay what.
What we cover in a student house clean
Our student accommodation cleaning covers everything that letting agents check. For student houses specifically, we pay extra attention to the areas that cause the most problems:
- Kitchen
Full oven clean (inside, racks, grill, door glass), hob and extractor, fridge and freezer interior, inside all cupboards and drawers, behind bins, under and behind appliances where we can reach them. This is the room that fails inspection most often.
- Bathroom(s)
Mould treatment on sealant and grout, limescale removal from taps and shower, toilet deep clean, inside the cabinet, extractor fan. In shared student bathrooms, limescale and mould build-up tends to be heavier than average.
- Bedrooms
Each room cleaned individually: window sills, skirting boards, radiator, inside wardrobe, light switches, door frame. We vacuum throughout and spot-treat any carpet stains.
- Communal areas
Hallway, stairs, landing, living room. These areas get heavy traffic in student houses and often need more attention than in a regular rental.
Making it work with housemates
The logistics of coordinating a clean among a group of students can be tricky. Here is what works in practice:
- Agree as a group early in the year that you will split the cost of professional cleaning. It removes the argument about who cleans what.
- Nominate one person to book the clean and coordinate with us. We only need one point of contact.
- Make sure everyone has moved their belongings out before we arrive. We cannot clean a room that still has boxes and bags in it.
- If people are leaving on different days, schedule the clean for after the last person moves out.
- Take photos of each room after the clean. Every housemate should have evidence in case of a deposit dispute.
Book early: June and July are our busiest months
Most student tenancies in Derby end between late June and mid-July. This means hundreds of student houses all need cleaning at roughly the same time. We increase our capacity during this period, but availability still fills up fast.
If you know your move-out date, book as early as possible. Students who book in May for a late-June clean get their preferred day. Students who call us the week before move-out are often disappointed.
